Warehouses offered for an old English pit in East Vancouver

Part of an old English mine in East Vancouver could become home to two industrial warehouses.

The concept proposal is designed for warehouses of about 294,500 square feet and 132,000 square feet, respectively, according to development application documents submitted to the city of Vancouver. It also includes plans for parking, loading and circulating transport.

The area planned for buildings is now not for warehouses, but for a mixed-use employment center, which is prohibited.

In 2009, the city created a sub-area plan for the old mining area, known as Chapter 30, to attract technology and family jobs, with plans for offices, shopping and easy access to recreation areas.

The project was proposed by Panattoni Development Company, a developer from Irvine, California, with an office in Seattle.

The warehouses will be leased to users, said Bjorn Brynestad, Panattoni’s development manager. The company expects that there will be one or two tenants in each building.

The 35.65-acre property is currently owned by DIRG LLC, but Panatoni expects to acquire the land next year and then build warehouses.

Panattoni acquired 9 acres in Ridgefield Port in 2019, where it built an industrial building measuring 117,415 square feet.

The two buildings together will include 405,175 square feet of warehouse space and 21,325 square feet of office space. The first building will have 52 high doors and two class-level doors. 339 parking spaces are offered. The second building will have 28 high doors and two class doors with 176 parking spaces.

There will be two access roads to the house – one along the northeast 192nd Avenue and one from the South-East First Street.

The rest of the old English mine area, which is divided into several facilities, will be home to HP’s new large campus. Last May, Vancouver City Council approved a master plan for the 68-acre project.

The city expects to begin landscaping Southeast First Street in the area this spring. A protective bicycle path, a separate sidewalk, sound walls and a roundabout on 184th Avenue are planned to be part of the improvement. The city plans to complete construction in late 2023.
